Maintaining a healthy roof and gutter system is an important step in protecting your home from weather-related damage. Regular inspections can help identify potential issues early on, allowing for timely repairs and avoiding more extensive and costly problems down the line. Let’s walk through the steps a homeowner can take to conduct a thorough inspection of their roof and gutters:

  1. Safety First: Before you begin any inspection, prioritize safety. Use a sturdy ladder that's properly positioned on level ground, and always have someone else there to assist you. Wear appropriate footwear with good traction and consider using safety harnesses for added security, especially if your roof is steep or high.

  2. Exterior Inspection: Start by examining the roof from the ground. Look for any signs of damage such as missing, cracked, or curling shingles. Check for areas where the roof may be sagging, as this could indicate structural issues. Binoculars can be handy for a closer look at hard-to-reach areas.

  3. Roof Surface: If it's safe to do so, carefully climb onto the roof to conduct a more detailed inspection. Walk the entire surface, checking for any loose or damaged shingles, as well as signs of wear and tear. Pay attention to areas around chimneys, vents, and skylights, as these are common trouble spots.

  4. Flashing and Seals: Inspect the flashing around roof penetrations such as chimneys and vents. Look for any signs of deterioration or gaps where water could penetrate. Check the seals around these areas and reapply caulk if necessary to maintain a watertight barrier.

  5. Gutters and Downspouts: Now have a look at the gutters and downspouts. Remove any debris such as leaves, twigs, and dirt that may have accumulated, as clogged gutters can lead to water damage and ice dams in the winter. Ensure that the gutters are securely attached to the fascia board and that downspouts are directing water away from the foundation.

  6. Gutter Alignment: Check the alignment of the gutters to ensure they're sloping slightly towards the downspouts for proper drainage. Use a level to confirm the slope and adjust hangers as needed to maintain the correct angle.

  7. Fascia and Soffits: Inspect the fascia boards and soffits for signs of water damage, rot, or insect infestation. Pay attention to any discoloration, peeling paint, or soft spots, as these could indicate underlying issues that need to be addressed.

  8. Attic Inspection: If accessible, venture into the attic to inspect the underside of the roof deck. Look for signs of water stains, mold, or mildew, which could indicate a leaky roof. Ensure that attic vents are clear of obstruction to allow for proper ventilation.

  9. Documentation: Take photographs of any damage or areas of concern as you conduct your inspection. This documentation can be useful for reference and communication with roofing professionals if repairs are needed.

  10. Professional Evaluation: While DIY inspections are valuable, it's also wise to have your roof inspected by a professional roofing contractor once a year. They have the expertise and experience to identify hidden issues and provide recommendations for maintenance or repairs.

Keeping Kids Safe in the Water

Swimming pools provide so much fun and joy for families over the summer, but without the proper safety precautions, a relaxing day can turn deadly all too quickly. Before swimming season kicks off for the summer, be sure to brush up on your pool safety protocols, especially when there are young children or non-swimmers around. Here are my tips:

  1. Supervise: Never leave young children alone near a pool. Even if you are there, don’t be tempted by distractions such as scrolling through your phone. Drownings happen in seconds. 

  2. Learn First Aid: All parents and pool owners should know CPR and basic first aid techniques. In case of emergency, these skills can be the difference between life and death

  3. Install Fencing: Every pool must be enclosed by a secure barrier that’s at least four feet high. If a child can squeeze through a gap or jump over a fence, it’s not safe. 

  4. Consider an Alarm: If you have kids or grandchildren, a pool alarm is a worthwhile investment. It will alert you when someone has entered the water, enabling you to act quickly.

  5. Start Swimming Early: All children should learn how to swim at an early age. Red Cross-certified lessons are available through most town Park and Rec departments.

  6. Teach Water Safety: All kids should know about pool safety rules such as no diving in shallow water, no running, and no entering the pool without permission and an adult present.

  7. Use Life Jackets: Not all flotation devices are the same. If you have an inexperienced swimmer, a well-fitting U.S. Coast Guard-approved life jacket is a safe bet. Many floaties can actually hold a child underwater if not used properly. 

  8. Remove Toys: When not in use, toys and floats can be very tempting for a child. Keep all toys put away to ensure there is nothing to unintentionally entice them.

  9. Secure Filters: Pool filters are interesting places for little hands to explore. Make sure yours are safe and secure.

  10. Be Prepared: A shepherd’s hook, ring buoy, and a rope to delineate the shallow and deep ends should all be within easy reach and inspected for damage regularly. 

More than anything, be sure to stay vigilant and remember that supervising children by the pool is a full-time job. Even if you’re at a community swimming pool that is looked after by lifeguards, a young person can go under in the blink of an eye. Follow these tips, create a plan for your family, and enjoy a safe and fun swim season this summer.

Handy Home Improvements for Aging in Place

Will you stay or will you go? That’s the question that many retirees face as they age. 

According to a recent AARP poll, 90% of people surveyed planned on living at home for at least five to 10 years after they turned 65. So why is staying put such a popular choice? In addition to comfort and proximity to family, another is certainly cost. The average renovation budget for aging in place adds up to around $10,000 versus an assisted living facility which can average around $50,000 per year or much more. 

If you or your parents are considering aging at home, there are some things you can do to make a house more comfortable and safer as getting around becomes increasingly challenging. Popular upgrades such as widening doorways and fitting a walk-in shower should be done by a professional but there are also small things any homeowner can do to start getting prepared. Here are some great DIY ideas:

Grab Bars

A simple grab bar can make everyday tasks like using the bathroom and taking a shower a lot less dangerous. One thing to remember is that a grab bar will potentially have to hold the full weight of a person, so be sure to screw it to wall studs as opposed to sheetrock and pay attention to the weight limit of the bar. In addition to bathrooms, a bar by the bed can help someone with mobility issues get in and out easily.

Ramps

People tend to think that ramps are just for wheelchairs, but that’s not the case. Stairs are a major tripping hazard for anyone who is getting older. Small threshold ramps can be installed between rooms inside while a larger 16-foot ramp will generally suffice for the transition from inside to outside. 

Smart Technology

There are so many fantastic tech options to make aging parents more comfortable while giving their loved one’s peace of mind. From temperature controls to automated blinds, lighting to entertainment systems to locks, being able to control the home with a smartphone can give a mature adult a lot more freedom. Safety systems have come a long way since the “I’ve fallen and I can’t get up” days, with sensors and cameras that can detect changes in movement and routine better than ever before.

Doorknobs

Common issues such as arthritis can make opening doorknobs painful and difficult. Lever handles are a much better option and an inexpensive fix. Similarly, furniture and kitchen knobs should be swapped out with bar-style handles for easier access.  

Electric Stair Lifts

While they are one of the most expensive improvements, a chair to help navigate stairs is a must for people with muscular weakness or walking problems. In addition to physical safety, most people are comforted by knowing there is a safe way to get between floors without fear.

No-Slip Flooring

Falls are the most common cause of injury and death for older Americans and many take place in the bathroom. Replacing or covering the flooring with a non-slip surface is a smart preventative measure and can help reduce the risk of an accident when the floor becomes wet. Many options are simple to install and materials can be found at most local home improvement stores.
