Warmth Seeking Pests Are a Common Nuisance As the Cold Sets In

The first sign of an animal intruding in your home is likely the noise. Late at night when all should be quiet, you might be woken up to squeaking, rustling, or even hissing somewhere above your head. As the nights start to get cold, mice, rats, raccoons, possums, and other small animals start looking for warmer shelter, and attics are a popular place for them to reside. What’s important is to take action quickly, before they start to get too settled in and begin to nest where they shouldn’t. 

Generally, the noise that the animal makes will tell you what you’re dealing with. Squeaking or chewing sounds are likely rats, scurrying is probably a squirrel or mouse, and snarls or hissing is usually a raccoon. While some of these animals are looking for a place to call home, others may have ended up in your attic by accident and are looking for a way out. It’s a good idea to know the difference. 

Almost all animals are likely to chew through wiring and bigger ones like raccoons or possums can tear apart insulation and ruin ductwork. Even small mice can make unwanted nests and leave an awful smell with their excrement. Although dealing with animal removal is a pretty awful job, leaving an unwanted visitor alone will end up costing you a lot more than sleep. If removing pests isn’t on your resume, call in an exterminator to take care of the problem. 

If you have mice or rats, they have likely moved in because there is a water source. Simple bait traps will help get the ones that are already there, but a mouse can fit through a hole the size of a dime, so rodent proofing is essential. You’ll also want to inspect for any roof leaks as part of the job.

Squirrels are one of the animals I mentioned that might have come in accidentally. They usually prefer it outside and will be looking for a way to leave your home. Soffits and vents are likely places for squirrels to be able to get in so your best bet is to install an exclusion door that lets the rodents out so they can’t get back in. 

A one-way door will also work for raccoons, who don’t mind sticking around if they find a warm, dark and comfy place to live. However, since raccoons are nocturnal, you can make your attic less accommodating by leaving the lights on and even playing music. They’ll soon look for somewhere else to live. 

Bats are elusive in that they are very quiet and you might not even hear them unless there is a decent size colony making their home in yours. Removal is key and should only be done by a registered DEEP specialist as bats can be diseased. 

Finally, there are possums which, similar to raccoons, won’t want to leave. These guys are pretty resilient and they go to the bathroom everywhere, leaving a huge smelly mess behind. The best method to get rid of a possum is to have it trapped and removed by a professional.

What's Under the Roof?

I recently did work for a homeowner who got the shock of her life when we removed her old roof and found sheet after sheet of black, rotten plywood. The homeowner couldn’t believe it and asked me how the plywood could be so damaged if she had never had a roof leak. 

The answer is quite simple and a lot more common than you think. In our area of Connecticut, nearly all attics don’t have enough insulation and aren’t ventilated properly. I meet people who need a new roof and want me to just lay an extra layer of shingles over top of what they already have to save money. What they don’t realize is how much deterioration exists that they simply can’t see.

With a roof, airflow is absolutely crucial. Attic ventilation allows your home to “breathe” by taking in air from the outside and letting out air from the inside. Too many homes that I work in aren’t properly ventilated, in fact, most have their bathroom and even dryer vents going into the attic instead of outside. In order to have proper ventilation, your home needs a system that includes intake ventilation through the soffit or a new product called SmartVent which is installed on top of the roof near the gutter edge. Louver vents were typically used at an exhaust vent in the 1950’s and 1960’s but now ridge vents are more common. If your house has both louver vents and ridge vents, the louver vents should remain closed, otherwise, the louver will act as an intake vent and will only cool the top third of the attic. 

In the colder months, it’s not uncommon for me to see frost on attic plywood because of subpar insulation. Insulation and ventilation work hand in hand - the ventilation controls the airflow and the insulation controls the temperature. You’re probably familiar with insulation - it’s a cotton-looking fiberglass material that often comes in pink or yellow rolls. It can also be loose-filled into tough to reach areas with a blowing machine. Remodeling professionals use insulation between walls, in attics and in basements to retain heat in the house in the winter and keep it cooler in the summer. However, without proper ventilation, the insulation is just as susceptible to moisture and deterioration as the plywood.

My customer didn’t venture into her attic, so she never noticed the problem. What she thought was a simple roof replacement ended up being a bigger job simply because after years of decay, the plywood she had was no longer strong enough to properly support the new roof. Ignoring the problem would have voided the new roof’s 30-year warranty.

The lesson for this week? If you’re going to reroof your home, make sure that the plywood is healthy and that your contractor has given you a thorough plan to ensure that your home is properly insulated and ventilated. It might cost a bit more today, but it will regulate the heat and cooling in your home for years to come, saving you on energy costs and giving you more comfort as well as peace of mind for the health of your house.

Don't Let Summer Mold Set Foot In Your House

This week I heard Meteorologist Bob Maxon say that this was the worst year for mold growth in Connecticut in recent memory. It’s easy to see why. Mold cannot live without water and the record rainfall we’ve had over the past few months means that our area is a veritable feast for fungus.

Mold is made up of thousands of microscopic spores that travel through the air until they land on a surface. They love to live in places that hold water, which is why you often see mold growing on trees, roofs, and other places that stay warm and damp. Indoor mold generally develops after being carried in from the outdoors and homes that tend to hold a lot of humidity are more susceptible to an infestation. Why is this a problem? Many people are sensitive to mold and mildew, especially children and the elderly. It can cause illness, asthma, and a host of other respiratory issues. The worst part is that mold grows and spreads incredibly quickly and cannot be contained without removing its food source.   

So how can you get rid of mold in your living space, or prevent it from making a home in yours? Here are my top tips.

  1. Run a dehumidifier in your basement constantly. I have an air-tight finished basement and I still run a dehumidifier 24/7. The goal here is to keep your air humidity at or below 50%. When it’s raining, don’t be surprised if you have to dump the water hold twice a day.

  2. Always use the extractor fan while showering or cooking. With so much water in the air from the weather, the last thing you want to do is add more inside your home. Be sure that your fans vent outside, not in the attic. Otherwise, you’ll just be redirecting the moisture to another part of the house.

  3. Check your drainage. Gutters should be clean and in working order and your landscaping should slope away from the foundation so you don’t have standing water at the base of your home. Make sure your downspouts extend at least four feet out and away from the house.

  4. An air conditioner is not a dehumidifier. Sure, it will remove some humidity but an air conditioner’s main function is to cool the air, rather than remove the moisture. If you find yourself running your A/C unit to control your humidity, you’re going to end up with an expensive energy bill and not too much to show for it.

  5. Store soft goods in airtight plastic. People often put winter clothing and bedding up in the attic, which can be a breeding ground for mold if the area is not ventilated properly. Keeping the attic vented is key, good air flow can slow or even prevent mold growth.

In short, a house with high humidity is nothing to ignore. If you suspect that your home might be susceptible to mold, it’s worth purchasing an inexpensive humidity gauge called a hygrometer to find out. Remember, a mold problem can be a serious health risk to your family if not dealt with properly.
