Making the Most Out of a Rental Property

The current real estate market is a booming one for many rental property owners. Whether it’s short, weekly occupancy, or long-term tenants, having an additional property that can be rented out is a smart move, especially considering how many people are looking for places in our area. So whether you’re ready to list on Airbnb or you’re interested in a longer-term commitment, here are a few things you can do to make the most out of your investment property. 

Treat it like a house, not a home. Spending time and money creating the perfect aesthetic is a waste because the people who will be occupying the property likely won’t have the same taste that you do. Instead, focus on function while maintaining an inviting and warm atmosphere. Keep it simple and comfortable to appeal to a wider audience.

Upgrade kitchens and bathrooms. These rooms are key for rentals as they generally come “as-is” with fewer furniture and styling opportunities. With a kitchen, be sure that there is plenty of storage and that the appliances are clean and new. For the bathroom, make sure it’s absolutely mold-free and has good ventilation. Everyone loves a strong, hot shower but no one wants a bathroom riddled with mildew from the heat and humidity. Again, it’s important to remember that no one is going to treat a rental property with the same love and care as their own house, so plan for wear and tear.

Keep it clean. Walls and carpets can get used and abused pretty easily, but most of the time they can look new with a thorough cleaning. Before you go ripping, replacing, and repainting, see what you can do with a Magic Eraser and a carpet cleaner which can be rented from a home improvement store for around $30 per day. If your walls and carpet are damaged and you need to repaint or replace them, stick with simple, neutral colors that are easy to clean and will complement any style.

Fixture focus. One inexpensive upgrade is giving the fixtures a facelift. Cabinet knobs, door handles, blinds, and lighting can give a dated space a whole new look without spending a fortune. I can’t tell you how many homes and apartments I have been in with broken, plastic mini-blinds that make a whole room look dark and dingy. A simple replacement using wide faux wood blinds or a simple and easy-to-clean panel shade can really change a room on the cheap.

A picture is worth a thousand words. Good quality photography can really make a listing shine. Professional images will get more people interested in your space, giving you a wider selection of better prospects to choose from. Attracting good people who will take care of your property is key and will save you a lot of money and headaches in the long run, so it’s important to go the extra mile to find them.

Home Maintenance To Tackle Before Winter

With the forecast settling into the 40s, it’s time to talk about getting our homes ready for the cold before the thermometer drops below freezing. After all, there is nothing worse than not being ready when the first proper snowfall comes our way. So without further ado, here are my top five tips for pre-winter preparation at home:

Take a picture of your roof.

We’ll start with an easy one. Go outside and snap a photo of your roof from each direction. Wondering why? When we get a massive snowfall, I usually recommend that people get their roofs shoveled. Removing the snow helps to reduce the risk of leaks and other damage to your home. But when the snow is very deep, it’s impossible to see the pipes, skylights, and other parts and pieces that stick up out of the roof. Keeping a picture of the clean surface is a great way to minimize the probability of an accident when you’re trying to prevent damage in the first place.

Stake the driveway.

Speaking of damage prevention, stop by the local hardware store and get some property markers. They are generally made of wood or metal and are sometimes painted in a fluorescent color. Use the markers to create an outline around your driveway. Just like your roof, when a blanket of snow hits, it’s impossible for a removalist to see where the driveway ends and where your lawn begins. Creating that parameter will help the plow truck driver know where to go, which should assist in keeping your curbs and grass intact.

Check your heat and air sources.

Don’t wait until you really need heat to make sure that everything is in working order. Clean or replace your HVAC filters and check the temperature gauge to make sure you can power up and down with no problems. If you haven’t already, now is definitely the time to remove those window A/C units and check and clean those filters too. While you’re at it, make sure your carbon monoxide detectors are working and change the batteries if necessary.

Seal up leaks.

I get calls all winter long from people who are wondering why their house is so drafty. If you have an attic hatch, install an insulated box to prevent the cold air from coming down into your living space. Check all your windows and doors for gaps and use weatherstripping, foam, or insulation to seal them tight. If you have a fireplace that you don’t use, get that covered too. Any passageways from the inside to the outside can act as wind tunnels when the frigid winter air comes calling.

Clean those gutters.

If your gutters are full of autumn leaves and debris, it will prevent winter water from flowing off the roof and down away from the foundation. If water has nowhere to go, it will refreeze in your gutters and at the base of your roof, resulting in dangerous ice dams and potential leaks. If you don’t want to do this dirty job yourself, schedule a pro to handle it for you. It will be worth it.

If you do just these five things, you’ll be in much better shape when the wicked weather decides to settle in. Plus it’s much more pleasant to get these jobs out of the way before it’s too cold and snowy to bother. Good luck and as always, don’t be afraid to reach out if you need help or advice. Start Thinking About A Hot Water Heater Tune Up

Winter is still a long way off but the unofficial end of summer is a good time to start tackling cooler weather maintenance tasks. One of my priorities is to do a thorough check-up of my hot water heater to ensure I don’t have issues when I really need it. 

Major appliance maintenance might seem complicated, but if you haven’t had issues in the past, a simple check-up and clean-out can really help your hot water heater run more efficiently while lengthening its life. 

As a water heater operates, it collects sediment that can cause decay if left in the tank over time. Drain your water heater at least twice a year to get rid of any buildup, which will prevent corrosion and increase the machine’s energy efficiency. I like to do this in the fall and early spring, before and after the busy season.

First, turn off the unit and give it plenty of time to cool down. Then, using a garden hose and pump, drain the water into a bucket. If the bucket becomes filled with brown, sediment-tainted water, continue to refill and drain your heater until the water looks clean again. When you’re in the clear, you can disconnect your hose and turn the unit back on.

Keep your water heater at a steady 120 degrees and lower it down if you’re planning on leaving the house for three days or more. For every 10 degrees that you decrease the temperature, you’ll save five percent in energy costs.

Insulate the tank and pipes with fiberglass. For the tank, fit a fiberglass blanket using foil tape, but be sure not to cover any valve or pipe openings. For the pipes, you can use fiberglass wrap or foam insulation. By adding a layer of insulation to your water heater, you’ll keep the warmth from escaping into the air and you’ll protect the machine from condensation in the warmer months. 

If you have a valve that’s leaking, make sure that the fittings are nice and tight. If anything is loose, you might have to replace the valves or fittings. You can find the parts you’ll need at a local hardware store – just don’t forget to shut off the water before fitting them!

Remember, working with electric or gas appliances can be dangerous. If you’re not familiar with how your unit operates or if you’re not comfortable with this kind of work, contact a plumber for a routine maintenance check.  Just keep in mind that service pros are busier than ever so you’ll want to book an appointment now to get in before the season kicks off. 

The average lifecycle of a water heater is about eight to twelve years and they can cost anywhere from $300 for an electric tank system to well over $1,000 for a tankless energy efficient natural gas appliance. If you’re in the market for a new machine, do your research and make sure you maintain it regularly to ensure that it will go the distance.
