Leaving for Vacation? Don't Forget These Five Home Checks

After all the planning, packing, and counting down the days, the last thing anyone wants to think about before vacation is home maintenance. But taking a few minutes to prepare your house before you leave can help prevent unpleasant surprises when you return.

Over the years, we've seen homeowners come back from otherwise wonderful vacations to flooded basements, water damage, fallen tree limbs, and overflowing mailboxes advertising to everyone that no one was home. Fortunately, most of these problems can be avoided with a simple pre-vacation checklist.

Before you lock the door and head off to the beach, the mountains, or wherever your summer adventures take you, here are five things worth checking.

1. Turn Off Your Washing Machine Water Supply

This is one of the simplest steps you can take to prevent a potentially expensive disaster. Washing machine supply hoses are under constant pressure. Even newer hoses can fail unexpectedly, and when they do, they can release a surprising amount of water in a very short period of time.

Before leaving for an extended trip, shut off the hot and cold water valves behind the washing machine. It takes less than a minute and could save you from returning to damaged floors, drywall, and belongings. If your supply hoses are more than a few years old, consider upgrading to braided stainless steel versions for additional peace of mind.

2. Pause Deliveries and Ask a Neighbor to Keep an Eye Out

Nothing announces an empty house quite like a pile of newspapers, packages, and mail stacked on the front porch. If you'll be gone for several days, consider placing a temporary hold on your mail and pausing any regular deliveries. If that's not possible, ask a trusted neighbor, friend, or family member to collect packages and keep an eye on things while you're away. It's also helpful to leave emergency contact information with someone nearby in case an issue arises while you're gone.

3. Test Your Sump Pump

Summer thunderstorms can arrive quickly and dump a surprising amount of rain in a short period of time. If your home has a sump pump, take a few minutes to make sure it's working properly before you leave. One simple test is to slowly pour a bucket of water into the sump pit. The float should rise, the pump should activate, and the water should be discharged outside. If the pump doesn't respond, makes unusual noises, or struggles to remove water, it's worth addressing before your trip.

4. Put Your Lights on a Schedule

A dark house every night for a week can be an obvious sign that no one is home. Using timers or smart plugs to turn lights on and off during the evening can help create the appearance that the house is occupied. Focus on a few commonly used spaces such as a living room, kitchen, or front-facing room. If you have smart home technology, you can even vary the schedule remotely to make it look more natural.

5. Take a Walk Around the Yard

Before leaving, spend ten minutes walking the perimeter of your property. Look for dead tree limbs hanging over the house, driveway, vehicles, or power lines. Summer storms often bring strong winds, and weak branches can come down unexpectedly. While you're outside, secure patio umbrellas, outdoor furniture, and anything else that could become airborne during a storm. A quick inspection today may prevent damage while you're hundreds of miles away.

One More Thing: Don't Rush Out the Door

The hours before a vacation can feel hectic. There are bags to load, kids to wrangle, directions to double-check, and inevitably someone can't find their sunglasses. But before you pull out of the driveway, give yourself an extra fifteen minutes for a final walkthrough. Check windows, lock doors, verify appliances are off, and make sure these five items are covered.

A little preparation can provide a lot of peace of mind, allowing you to focus on what vacations are supposed to be about: relaxing, making memories, and enjoying time away.

Making the Most Out of a Rental Property

The current real estate market is a booming one for many rental property owners. Whether it’s short, weekly occupancy, or long-term tenants, having an additional property that can be rented out is a smart move, especially considering how many people are looking for places in our area. So whether you’re ready to list on Airbnb or you’re interested in a longer-term commitment, here are a few things you can do to make the most out of your investment property. 

Treat it like a house, not a home. Spending time and money creating the perfect aesthetic is a waste because the people who will be occupying the property likely won’t have the same taste that you do. Instead, focus on function while maintaining an inviting and warm atmosphere. Keep it simple and comfortable to appeal to a wider audience.

Upgrade kitchens and bathrooms. These rooms are key for rentals as they generally come “as-is” with fewer furniture and styling opportunities. With a kitchen, be sure that there is plenty of storage and that the appliances are clean and new. For the bathroom, make sure it’s absolutely mold-free and has good ventilation. Everyone loves a strong, hot shower but no one wants a bathroom riddled with mildew from the heat and humidity. Again, it’s important to remember that no one is going to treat a rental property with the same love and care as their own house, so plan for wear and tear.

Keep it clean. Walls and carpets can get used and abused pretty easily, but most of the time they can look new with a thorough cleaning. Before you go ripping, replacing, and repainting, see what you can do with a Magic Eraser and a carpet cleaner which can be rented from a home improvement store for around $30 per day. If your walls and carpet are damaged and you need to repaint or replace them, stick with simple, neutral colors that are easy to clean and will complement any style.

Fixture focus. One inexpensive upgrade is giving the fixtures a facelift. Cabinet knobs, door handles, blinds, and lighting can give a dated space a whole new look without spending a fortune. I can’t tell you how many homes and apartments I have been in with broken, plastic mini-blinds that make a whole room look dark and dingy. A simple replacement using wide faux wood blinds or a simple and easy-to-clean panel shade can really change a room on the cheap.

A picture is worth a thousand words. Good quality photography can really make a listing shine. Professional images will get more people interested in your space, giving you a wider selection of better prospects to choose from. Attracting good people who will take care of your property is key and will save you a lot of money and headaches in the long run, so it’s important to go the extra mile to find them.

The Perfect Day Trip for Lovers of Craftsmanship

I talk a lot of about weekend do-it-yourself projects in this column, but what good is summer if you don’t take advantage of the opportunity to relax and enjoy all that Connecticut has to offer?

This past weekend, a friend introduced me to a spot to do just that. Just 30 minutes away lies Topsmead State Forest which just so happens to be a dream destination for people like me who love to enjoy nature while exploring exactly what makes a house a home.

Topsmead State Forest is comprised of the estate and surrounding land once owned by Ms. Edith Chase, heiress to the Waterbury-based Chase Brass and Copper Company. Ms. Chase came upon the land by inheritance and decided to build a summer retreat for herself in 1923. She hired New York City architect Richard Henry Dana, Jr. to help her create the home of her dreams which to this day sits perched high on top of fields that stretch as far as you can see.

It is becoming exceedingly rare to see a house that looks like it was built to last for generations, but Ms. Chase’s English Tudor is one of them. The exterior of the home is stucco and brick, with woodwork made from cypress beams that while weathered with time, have not lost any of their original beauty. The roof is comprised of thick cut slate that still looks stately and has apparently kept the home well protected after more than 90 years of Connecticut winters. It’s hard to walk around and not admire the craftsmanship of the home, and the more than 500 acres that surround it.

The home is only available for tours on certain weekends in the warmer months, but picnics are allowed on the grounds any time from dusk til dawn. Visiting the house is free and you can bring food and drinks to enjoy on the tables scattered amongst the trees. The small gardens are filled with dozens of flowers, much to the delight of local butterflies, and there are many spots to enjoy a quiet few hours of reading or taking in the surrounds, which is exactly what Ms. Chase intended the estate to be used for.

When she passed away in 1972, Ms. Chase bequeathed her property to the people of Connecticut, leaving behind a substantial endowment to ensure it could be looked after for generations to come. Even on a picture perfect Sunday visit, only a dozen cars could be found in the parking lot and the visitors we came across smiled with polite nods while in search of their own little piece of heaven to soak up the sunshine.

With only a few weekends left of the summer, I’d encourage you to check it out for yourself and enjoy a little bit of history right here in our own backyard.
