Attic Moisture Can Lead to Major Damage

As summer humidity begins to ramp up, it’s important to pay special attention to one of the most neglected areas of the home. Your attic can hold a lot of moisture and if it’s not insulated and ventilated correctly, that means major issues for you, the homeowner. In this two-part series, we’ll discuss how moisture can accumulate in the attic and what you can do to protect your home from serious damage. Let’s kick things off with a list of the major moisture-conducting culprits:

  1. Insufficient ventilation: Without proper airflow, moisture from the living spaces below can become trapped in the attic, leading to condensation and elevated humidity levels.

  2. Roof leaks: Damaged or deteriorating roofing materials can allow water to enter the attic during rain storms or snowmelt. Roof leaks can be caused by missing or cracked shingles, damaged flashing, or compromised roof seals.

  3. Plumbing leaks: Plumbing pipes that run through the attic can develop leaks over time. Even a small drip or a slow leak can contribute to moisture accumulation in the attic.

  4. Inadequate insulation: As hot and cold air collide, they will condensate or freeze. Without proper insulation and temperature regulation, it’s much easier for moisture to accumulate.

  5. Blocked vents: Blocked or obstructed attic vents can impede proper airflow, preventing moisture from escaping. This can result in increased humidity levels and potential condensation problems.

  6. Misdirected exhaust fans: If bathroom or kitchen exhaust fans are not vented directly outside, they can introduce warm, moist air into the attic space. This can cause condensation and moisture-related issues.

  7. Poorly sealed attic access points: Gaps or insufficient sealing around attic access points, such as doors or hatches, can allow humid air from the lower floors to enter the attic, leading to moisture buildup.

  8. Insufficient vapor barrier: A vapor barrier is a layer designed to prevent moisture from passing through walls and ceilings. If there is an inadequate or damaged vapor barrier in the attic, it can allow moisture to penetrate and cause problems.

It's important to address any water issues in the attic promptly to decrease the chances of mold growth, wood rot, or structural damage. Because most people access their attic infrequently, problems often don’t go detected until water starts showing up on the ceiling. What To Do About Warped Siding

A question I get from readers time and time again is about vinyl siding that looks “wrinkled” even when it’s new. Many people think warped siding is an environmental problem and that too much sun and heat or even the contrasting winter cold is what’s creating the damage. Little do they know that warping has very little to do with the weather and a whole lot to do with how it’s put on the home.

Let’s start with the real name of the problem. Siding that is wrinkling or warping is actually called “oil canning” or “stress buckling” and it happens when the siding isn’t installed properly.

All homes are made of natural materials such as wood, which expand and contract with seasonal changes. People love vinyl siding because it’s very low maintenance and offers fantastic curb appeal, but a DIY or inexperienced install can actually make a house look much worse, even with very new siding. 

Every house needs to expand and contract. While it might seem logical to nail vinyl siding tightly to make sure it doesn’t come loose, doing so will actually cause the panel to buckle because it can’t “breathe” with the house. That’s why most vinyl siding panels come with longer nail slots instead of small holes. It gives everything room to move and shift. 

Another possible siding installation pitfall is leaving too much overlap between panels. While you might think this creates a stronger bond, it actually restricts movement, causing the siding to stretch and then buckle in the same way.

Back to my reader’s question. Is there ever a time when the sun might cause siding to warp? The answer is not really, although I have seen damage from sunlight reflecting off an adjacent window. The only other thing that could cause an issue is your gas grill, so keep it far away from the house. 

Once oil canning happens, the siding has to be replaced. Because the issue is installation, the product’s warranty is worthless and the manufacturer isn’t going to be responsible for the defect. While removing panels is pretty straightforward, it can be tough to get a color match if the siding is a bit older. 

These are all the reasons why it’s so important to work with a contractor who knows what he or she is doing. If you’re going to tackle this job on your own, make sure you do your research and know all the common mistakes that can be made. You don’t want all that hard work to result in a home aesthetic that’s anything less than perfect.

Summer Humidity Can Cause Problems in the Home

It won’t be long before summer weather is in full swing.

With New England's heat also comes humidity, a potential problem that every homeowner needs to keep in check. While we can’t control the weather outside, moisture in the house can be a major problem, contributing to mold, mildew, and overall dampness, especially in the attic and basement. 

 Many homeowners combat humidity by using air conditioners in their houses, and while they can reduce the moisture in the air to some degree, this is by no means their primary function. An air conditioner works by sucking the air from your home, cooling it, and blowing it back into the house. That process does reduce the humidity slightly, but pairing your air conditioner with a dehumidifier is a much smarter option.

 A dehumidifier works by pulling the moisture out of the air and storing the excess water in a holding tank. Many people keep dehumidifiers in their basements all year long to control the dampness that can often be felt in these underground areas. This is a great idea because controlling the humidity in the part of your home that holds the most water will very likely help to regulate the rest of the house.  

One way to know if your house is holding a lot of moisture is to purchase a simple five-dollar humidity gauge from the local hardware store. Ideally, you want the humidity to be under 50 percent. If it’s higher, you might want to consider using a dehumidifier in the main part of your home, especially on hot summer days and in areas where you spend the most time. 

In addition to cooling the air and decreasing moisture, running a dehumidifier during the hottest parts of the hottest days can also prevent mold and mildew growth, eliminate musty odors in the home, and prevent old pipes from sweating. Plus, you can use the water collected in the tank to give your plants a good drink. 

If you’re thinking that a dehumidifier might be a good solution for you, they come in different sizes and can be used for residential or commercial purposes. Generally, a unit will come in 25, 30, and 40-pint models, and on average a 25-pint unit will be sufficient to operate in a 1,000-square-foot area.

Dehumidifiers generally run on about half the energy of an air conditioning unit, so as long as you don’t run them all day, using one shouldn’t affect your energy bill. Just be sure to keep windows and doors closed when you run your unit, and only switch the power on during the most humid time of the day, or when the air is above 50 percent humidity. Also, be aware that dehumidifiers by nature are drying, so try not to run them while you’re occupying the room over a long period of time, like when you’re sleeping at night.

Finally, if you have a dehumidifier, be sure to keep the filter clean. Dust, dirt, and debris can build up, preventing air from flowing freely and potentially circulating mold spores throughout the home. A simple wipe-down with a damp cloth and spray bottle filled with a cleaning solution will do the trick to keep you breathing freely and ensure a longer life for your appliance.
