Let Your House Breathe and Say Goodbye to Dangerous Moisture

You hear me talk a lot about the importance of insulation in the home, especially at this time of year and with our recent, frigid temperatures. But even if you’re the one in every four houses I visit that actually does have the right amount of insulation, chances are that your ventilation is inadequate, which can be harming both your home and your personal health in more ways than you think.

In the winter, we crank up the thermostat, sending more heat and moisture into the living quarters of our homes. We all know that heat rises to the top, which means a lot of what we’re pumping into the house will quickly find its way through the ceiling and into the attic. Now, think about when you’re in a car and the windows fog up. What do you do? Usually, you’ll increase the airflow either by using the vents or just cracking a window. A house works much the same way, except that if you don’t have airflow in the attic, the heat and moisture just gets stuck there. If the attic is very warm, that moisture will develop into mold and mildew which can fester in your insulation and rot the wood. If the attic is cold enough, the moisture will freeze into little domes or even icicles until the temperatures rise enough for the water to thaw and then be absorbed into all the places it shouldn’t be going. Neither is a good scenario.

So what’s the best way to protect your home? Start by investing in a hygrometer which measures water vapor in the air. A comfortable humidity reading is 30-60%, but 45-55% is an ideal level to maintain. If you’re seeing higher than 60% humidity in any area of your home, you’re going to be susceptible to mold, mildew and bacteria growth.

Remember, attic ventilation allows your home to “breathe” so you want to balance your intake and exhaust to ensure that what is coming in is going out equally. The best ventilation system will include soffit vents which are installed underneath the overhang of the roof to take in the air and ridge vents which are installed at the top of the roof for the hot air to escape. For this method to work efficiently, all louvered vents must be sealed off and you have to ensure that your insulation isn’t blocking the airflow. Believe it or not, most roof manufacturers will void the warranty if a proper ventilation system is not installed. Luckily, new roofing technology enables contractors to add intake ventilation directly into the roof as opposed to using soffit vents so if you’re in the market for a new roof, be sure to ask for that option.

It’s important to note that homes have different characteristics and what works well for one may not work well for another. With the right balance of air, homeowners can optimize their roof and maintain the overall health of their home and their families, but it’s always a good idea to get advice from a professional before taking on a big remodeling project. Investigating Bare Spots on a Snow Covered Roof

This week I received an email from a reader who has a problem that I see in many homes around our area of Connecticut. Her question was this: “Dear Bob, on particularly cold mornings over these past few weeks, I have noticed spots on my roof that accumulate frost and other parts that don’t. Why am I seeing these spots and is there something wrong with my house?”

I’m so grateful that a reader asked this question and with snow in the forecast, I’d like you all to go outside early in the morning and have a look at your roof. Do you have spots too? If so, you might be thinking that the places where snow is accumulating are the problem and the bare spots are good. But believe it or not, the spots where you can still see your shingles are actually the problem areas.

If your roof is covered with any type of shingle or material other than metal, it should be completely and evenly white after a heavy frost or snowfall. If there are places where shingles are clearly visible, these are literal hot spots where heat is escaping from your home and through your roof at a temperature warm enough to melt snow. This is a problem.

A well insulated and ventilated attic has one very important job to do in the winter - to keep the heat inside your home. Insulation helps to ensure that the air inside your home can’t escape while ventilation allows air to circulate so the temperature and humidity stays regulated. If a home is not insulated and ventilated correctly, you’re going to be subjected to a whole bunch of problems. If heat is escaping, that’s bad for the environment and your energy bills. Once the temperature in the attic deregulates, your roof is going to be susceptible to ice dams, which form because snow melts down to the gutter and refreezes again. When this happens, huge icicles can begin to grow, weighing down the gutter and potentially pulling it clean off. Of course, all this water hanging out where it doesn’t belong also opens your home up to leaks which can come through the roof into the attic and eventually down through your insulation, ceiling, and walls. All of these problems simply because the attic doesn’t have enough of a support system to let the house breathe the way it should!

So what should you do? Here is the easy part. Get your attic properly insulated and ventilated. As a general guideline, insulation with an R-Value of between R-49 and R-60 will sit at between 19 and 22 inches thick when settled. If you have a home that was built in the 1950’s or 60’s, you’re probably sitting on about three inches of insulation in the attic, which gives you an R-Value of about R-10. This might explain why you’re so chilly.

If you're not quite convinced to take on the project, consider this. According to Remodeling Magazine’s 2017 Cost Versus Value Report, adding insulation in your attic was the second-best home improvement project to undergo. In Hartford County, you’re looking at a 92.2% cost recoup upon the resale of a home. How’s that for an investment worth warming up to?

Don’t Ignore Those Rain Causing Roof Leaks

Earlier in the week, my phone was ringing off the hook with people calling for me to fix their leaky roofs. We’ve had a dry summer and autumn thus far but sure enough, as soon as the skies opened up, the rain found its way right into people’s homes, causing dark, damp spots on their ceilings and down their walls. With more rain in the forecast for this coming week, I wanted to address this common problem for homeowners and give you some tips to follow before the real wet and wild winter weather arrives.

If you find a leak, have it checked right away. Leaks show themselves in the walls and ceilings but it’s not always easy to find the source of the problem. Most leaks that are caused by a roof problem generally only surface during bad weather and won’t cause issues when the sun is out, unlike pipe leaks which appear anytime.

To know for sure, grab a flashlight and head up into the attic. You can remove the insulation around the spot where the leak is staining the ceiling. Then look up at the pitch and see if you can see any holes or light shining through. Popular roof leak sources include valley flashing, gaskets around vents, or cracks and crevices around your chimney or utility entrances, but it’s tough to know without jumping up on the roof for an inspection which I’d leave to a professional.

If you call a contractor, he or she will want to thoroughly inspect the roof and the ceiling to find the cause of the problem. Often times they will find corrosion or lifted shingles but in these conditions where we had a lot of leaves fall in a very short period of time, the problem could simply be coming from rainwater that can’t drain due to clogged gutters. Once the water path into the house is detected, a repair can be relatively simple, inexpensive, and might even be able to be fixed on the spot.

While many repairs are minor, it’s very important not to ignore the issue. Water traveling from the roof to the inside of your home has a lot to get through to finally appear in your ceiling, including layers of shingles, wood, and insulation. If the water sits stagnant, it becomes a breeding ground for mold growth which can deteriorate the materials that help your house stay strong. Mold can also be dangerous for your family to breathe in every day, and having it circulating through your home as you begin using your heating system can cause both short and long-term health issues, especially for young children and people with asthma.

Simply put, a roof leak isn’t something to mess with and even if it is a major issue, getting someone to give you options for dealing with it will help you plan for the work that may be inevitable. With more rain forecast this coming week and winter on the way, it’s a problem that’s better for you to deal with now before it has the opportunity to get worse.
