Asphalt or Metal? Picking a Material for Your New Roof

Installing a new roof is one of the biggest remodeling decisions that any homeowner has to make. Finding the right contractor, negotiating the right price, and deciding on the color and style are just a few of the options to navigate.

In the past, one thing homeowners often didn’t have to think about was the material, as asphalt roofs have been the most popular choice in our area for their cost effectiveness, aesthetic and durability. But this past weekend on a visit to New Hampshire, I noticed the number of homes that are clad in metal is on the rise. While metal roofs are more popular in areas of the country with more extreme weather conditions, it’s always good to know about the different options available. So let’s take a deeper dive into the pros and cons of asphalt and metal roofs to help you make the best decision for your home.

The Asphalt Roof

Asphalt is the most popular choice with homeowners for a variety of reasons, but the single most important factor is almost always the price. The average cost to purchase the materials for an asphalt roof is nearly one-third of the cost of a metal roof. That cost differentiation gives asphalt the leg up almost every time. In addition to being the more cost effective option of the two choices, there is a lot to love about asphalt. Individual shingles give a homeowner lots of color and design choices, and they are faster to install than a metal roof, often taking just a few days of labor. While most asphalt roofs come with a 30-year warranty, they are easy to repair if damaged, and a small section can be replaced without having to get a whole new roof. The material also performs exceptionally well in the rain, heat, sleet, and snow.

Of course, there are a few negative aspects of asphalt roofing that homeowners should be aware of. If you’re installing a new asphalt roof, I always recommend removing the old roof before installing new material, which does add to the labor cost. Another negative factor is the chance that mold, mildew, and algae will grow if a roof is shaded and stays damp for long periods of time. Also, while our Connecticut weather isn’t as severe as other parts of the country, very high winds can loosen shingles if they aren’t installed properly.

The Metal Roof

Even though they aren’t as common in our area, metal roofs have some very attractive qualities that make them worth considering. Firstly, the material is lighter than traditional asphalt roofs, and the metal sheets can often be installed right over regular asphalt as long as it doesn’t have water damage or rotten plywood underneath. Metal roofs also last longer than asphalt roofs, and maintenance is minimal. Mold and mildew cannot grow on metal so if you live in a damp area with lots of shade, this is worth considering. Another plus is that metal roofs are energy efficient all year round, helping to keep the house cooler in the summer and warmer in the winter. Plus they perform very well in areas with very high-level snowfall.

Of course, there are a few cons that homeowners should be aware of, and the biggest one is cost. While metal roofs do last longer, the upfront cost can be three times as much as an asphalt roof. Additionally, if a metal roof needs to be repaired, that will also cost more as metal roofs are made in sheets and need to be replaced in that way. From an aesthetic perspective, metal roofs do come in different colors, but there aren't many more options in terms of design and aesthetic. Finally, it’s important to know that without the proper plywood installation and insulation, metal roofs can be noisy, which might not be a con for people who love the sound of rain storms.

No matter which material you use, it’s important to do your research to find the best product for your individual home. The right roof with the right contractor at the right price will ensure that you live comfortably with peace of mind for many years to come.

The Perfect Day Trip for Lovers of Craftsmanship

I talk a lot of about weekend do-it-yourself projects in this column, but what good is summer if you don’t take advantage of the opportunity to relax and enjoy all that Connecticut has to offer?

This past weekend, a friend introduced me to a spot to do just that. Just 30 minutes away lies Topsmead State Forest which just so happens to be a dream destination for people like me who love to enjoy nature while exploring exactly what makes a house a home.

Topsmead State Forest is comprised of the estate and surrounding land once owned by Ms. Edith Chase, heiress to the Waterbury-based Chase Brass and Copper Company. Ms. Chase came upon the land by inheritance and decided to build a summer retreat for herself in 1923. She hired New York City architect Richard Henry Dana, Jr. to help her create the home of her dreams which to this day sits perched high on top of fields that stretch as far as you can see.

It is becoming exceedingly rare to see a house that looks like it was built to last for generations, but Ms. Chase’s English Tudor is one of them. The exterior of the home is stucco and brick, with woodwork made from cypress beams that while weathered with time, have not lost any of their original beauty. The roof is comprised of thick cut slate that still looks stately and has apparently kept the home well protected after more than 90 years of Connecticut winters. It’s hard to walk around and not admire the craftsmanship of the home, and the more than 500 acres that surround it.

The home is only available for tours on certain weekends in the warmer months, but picnics are allowed on the grounds any time from dusk til dawn. Visiting the house is free and you can bring food and drinks to enjoy on the tables scattered amongst the trees. The small gardens are filled with dozens of flowers, much to the delight of local butterflies, and there are many spots to enjoy a quiet few hours of reading or taking in the surrounds, which is exactly what Ms. Chase intended the estate to be used for.

When she passed away in 1972, Ms. Chase bequeathed her property to the people of Connecticut, leaving behind a substantial endowment to ensure it could be looked after for generations to come. Even on a picture perfect Sunday visit, only a dozen cars could be found in the parking lot and the visitors we came across smiled with polite nods while in search of their own little piece of heaven to soak up the sunshine.

With only a few weekends left of the summer, I’d encourage you to check it out for yourself and enjoy a little bit of history right here in our own backyard. Beautify Your Yard with These Alternative Landscaping Trends

While beautiful grass is often considered to be a homeowners pride and joy, today we’re seeing lots of alternatives in landscape design that offer more dimension, better mixed-use opportunities, and less maintenance than the traditional green that we’ve come to know and love. With so many planting options and warmer weather stretching well into the later months of the year, now might be a great time to start planning a few refurbishments to give you a new look and better use of your outdoor space. Here are some ideas:

No More Mowing: For people who love the look of grass but can’t stand the maintenance, no mow “smart lawns” have begun cropping up as an option for residential spaces. Products such as Eco Lawn and No Mow Lawn Mix offer fast establishing grass that then grows slow, requiring only a few mows per year if any at all. Many of these products also thrive with minimal water and their deep seeded roots are able to grab nutrients, meaning less fertilization and chemical treatments.

Play Space: The rec room has always been a popular option for young families, but why not designate a place in the yard for fun too? For people who don’t like weeding, creating a designated area to enjoy games is a great way to entertain guests and keep kids occupied for hours. Popular choices include long sand or stone pits which can be used for horseshoes or cornhole, or paved areas that can double as a croquet or bocce court.

“Hygge” Time: One of the big trends of the year is creating a space dedicated to comfort, coziness, and mindfulness. “Hygge” (pronounced hue-gah) is a Scandinavian term that’s used to describe the feeling of comfort and coziness, which has become popular indoors in the form of meditation rooms and dedicated reading nooks. That concept is now making its way outside, with homeowners embracing the longer seasons of comfortable weather by building cozy fire pits and stone wall enclosed zen gardens for quiet contemplation.

Contained Gardens: Everyone loves the idea of homegrown fruits, vegetables, and herbs, but few of us have the time to prepare and look after a large garden. For a lower maintenance approach, try potting your favorites in large planters that you can place closer to the house. Tomatoes, herbs, peppers, and beans are all space savers that can survive and thrive in smaller containers.

Outdoor Living: Probably the biggest - and most expensive - ongoing trend is creating an additional living space outside of the house. From synthetic decking to full blown outdoor kitchens, more and more people want to come home and relax outside after a long day in the office. Pizza ovens, barbecue courtyards, and the ever famous outdoor bar are just some of the options that homeowners are continuing to invest in to enjoy now and add value potential to their home when it comes time to sell.
